Description

A combination of rolling hills and wide valleys, the White Hat Ranch sits astride the Red Prairie eco-region south of Sweetwater, Texas in Nolan and Coke counties. It has been owned by the same family for 114 years. The ranch is easily accessible via FM 1170 from the north and east, and a well-maintained County Road 314 along the south boundary. This is the perfect property for a hunting and/or ranching operation.

Water

One of the most distinctive features of this property is the surface water. There are beautiful creeks and springs running on the property. Eagle Creek flows through the "River Pasture" on the northeast side of FM 1170 and includes a dam that backs up around 2 acres of water. Antelope Creek runs east-west through the heart of the ranch feeding a 3 acre tank along the way. Bouzier Creek runs through the southwest corner. There are various other small stock tanks throughout the property. This kind of water is rare and provides a gorgeous setting!

Improvements

The original headquarters includes a residence with an old bunkhouse nearby. In addition, there is a hunting lodge which can sleep a dozen comfortably. Elevation/Soils/Climate

From high ridges at 2550 feet ASL down to the valleys at 2200 feet, there are plenty of beautiful long-range views. The high points are caliche and rock outcrop and the valleys have deeper soils with several fields typically planted in winter wheat for game plots and supplemental cattle feed. The ranch averages about 25 inches of rain a year, with another inch or two of snow. There are 250 sunny days a year. Vegetation includes cedar, live oak, cedar elm, mesquite and hackberry trees as well as an assortment of native grasses and shrubs.

Location

The front gate of the ranch is 8.3 miles west out of Blackwell, TX on FM 1170. It is a 37 minute drive south from the airport in Sweetwater, TX. It is a 4 hour drive west from DFW airport (Dallas/Fort Worth) It is about an hour drive southwest of Abilene and an hour drive north of San Angelo.
